As a military family PCSing with pets and a newborn, we couldn’t have been more fortunate with our experience with Kapilina. Rachel V was incredible; she supported us through every step of the way and greeted us like family after our 14-hour flight. Our house is absolutely lovely, and we are so excited to explore the amenities. Thank you to Kapilina for all your help, and seriously give Rachel a medal or something, she’s amazing!

Only live here if you want a outrageous power bill of $700 a month .. several people have had power bills almost as high as their rent payment!! The place is over run by roaches, ants and termites. Have fun trying to get anything fixed

We just moved in a couple months ago, but so far it has not lived up to the hype in the marketing materials. The homes are all older and poorly insulated (or not insulated at all) and a little run down. Ours is full of ants that seem to be immune to pest control. Utility bills are insane, and fluctuate wildly for reasons nobody can seem to figure out. The beach is pretty, but not great for swimming or for small kids... lots of rocks and coral, and strong tides. If things improve, I’ll update my review, but as it stands now, I’m feeling like moving here was a bad decision. We do like the location and the community in general, but I think we’d be just as happy somewhere else without the constant fear and anxiety of wondering if we’re gonna get hit with $1000 utility bill when we check the mail. I will say that the front desk and maintenance staff we’ve interacted with have been very friendly and helpful.

Seriously look into the recent history of this community before you decide to move here. I've been living in the flats for over a year now. There is absolutely TERRIBLE maintenance help, guest services treats you like a burden whenever you have questions about your property or the lease, the security is an absolute joke, and expect about 1-2 power outages a month (for at least 6 hours and up to 30 hours). The management of this community seems to prey on their consumer market by hiking up rental prices after the first year by 15% and they will increase your utilities without notifying you first. Kapilina is lying to their residents and someone is lining their pockets. This is closer to Section 8 housing than it is “resort style living”.

A FINANCIAL TRAP, STAY AWAY. Military PCSing to Hawaii, please do yourself a favor and stay away from this community. Nice neighborhood, but the costs, utilities, and crazy increases in lease renewals are not worth it. Just think, you’ll probably pay between 2400-2700 for rent just beginning but you’ll have a 500-700 utility bill or a 1100 dollar one like the one this month. Again, do yourselves a favor and stay away.
