Feedback:
I used Visionary Title as they would sign by notary for closings out of state where some other title companies would not. I regreted both times I used Visionary. On one closing, they could not read my transaction fee of $495 and charged only $295, then they had the audacity to lie to me that all agents at all the 6 offices that I formerly was at with RE/MAX First all charged the same transaction fee of $295 which is not true. Then they refused to cut me the difference for their mistake at closing where they ignored the EE and listing paperwork which stated the fee. Then I had a listing whose husband passed away. It was titled to deceased husband self directed retirement account. There also was a release of a land contract previously that was not released properly. So Visionary needed to go have equity account transfer accounts to the wife, title it accordingly and then record the pay off of a prior land contract. It took them over 3 months to do this. The processor took 4 vacations during this time and did not respond. My Seller became under water and my buyer walked. Visionary kept telling me it is not their job to clear title. What are they getting paid the big bucks for? Basically, they are fairly useless as I had to call the equity company since they seemed unable to accomplish anything timely. I was a dual agent. Had we closed on time, I would have made $3K. Instead the months of delays in a time sensitive situation and it was so far under water that the buyer walked and the deal collapsed. At that point I agreed to process it for free just so she would not get foreclosed on, but without the buyer it will end up being foreclosed on. I avoid Visionary Title.
