I want to give this property management company 1 star, but I feel that would be harsh, but I have to say that in all my years of renting, this is the most dissatisfied I have been with a property management company. I rented the same property from them for two years (I was supposed to sign another lease btw, but they never came through with that and I was so used to them being lax that I didn't put the energy into reminding them that I hadn't signed a new lease) and in that time I ALWAYS paid my rent on time. In that time I also went without any repairs done to my property. That includes a broken hood over the stove, a shower that peeled so much that I couldn't even use that bathroom and exposed electrical outlets. Because I'm easy going and busy, I finally gave up or just paid for the repairs myself. When I moved into the property it was so filthy that the person that showed me the property apologized and decreased the asking price for the rent. Apparently Lander students rented the property before me and had not taken proper care of the home. I'm unhappy because it took over 30 days (which is counter to what the lease agreement requires) for me to even get notice about my deposit and even then I had to be feisty, which I hate to do! They tried to take my entire deposit because they claimed the property the walls had to be repainted and the home had to be sanitized and items had to be removed. The walls were a mess when I moved in. Thank you sweet baby Jesus that I put that, among other things, on my move in inspection list. As for the items that needed to be removed, most of the items there when I moved in and I left them there because I assumed they belonged to the home owner. The remainder were actually out to the road waiting for trash collection They also said that they had to removed items that were set out for trash collection. They didn't. The town of Greenwood collects residents trash! They also said they had to pay to trim shrubs, which were really trees. I was renting a home and I was there two years. Of course trees are going to grow, but I'm not taking the responsibility to trim trees on a property that I don't own. They ended up taking a little over $200 from my deposit for "removal fees", which is the trash that was left at the road. I honestly think the property management company had to find a way to charge me something to appease the owner of the home some how. I could go on, but my advice is to be very thorough when filling out the inspection form, MAKE A COPY OF IT, and take pictures of the property or just go to another agency all together. I've rented from Greenwood Realty before and I had a great experience with them, so I recommend you consider them as well.
